Camp properties in California fall under 2 categories; each with their own entitlements.... U.S. Forest Service permit camps or private property (AKA fee simple).

U.S. Forest Service camps require the buyer to attain a new permit to operate a camp. Permit approval usually takes 12-18 months. USFS is generally not issuing permits on raw land but they have a process for existing camps to be sold. Basically you are buying the existing structures and infrastructure (improvements) that already exist.

The California Environmental Quality Act (CEQA) regulates the entitlements ....zoning and or permitting of Organized camps on private property. Recreational or Commercial zoning and/or a county issued Use Permit are usually necessary. Most camps have the correct zoning or a current (sometimes expired) Use Permit. A few camps operate under a legal, non-conforming use entitlement....meaning they were built before 1970 and have not added any new, permanent structures since. Once escrow closes, the buyer now owns the land, structures, and infrastructure.
